Preconstruction & Estimating Coordinator
Job Overview
Our client is a growing residential and commercial construction company based in Maryland, USA. They are seeking a highly organized, technically skilled Preconstruction & Estimating Coordinator to anchor their preconstruction department. This is not an entry-level clerical position; you will be the core driver of project initialization, converting raw field data—including site photos, rough measurements, and 3D Polycam scans—into accurate material takeoffs, comprehensive scopes of work, and polished, customer-ready proposals. The ideal candidate functions with high autonomy and possesses a deep understanding of structural construction sequencing to catch estimation gaps before they impact project profitability.
Schedule
- Monday – Friday, 8:00 AM – 5:00 PM US Eastern Time (EST), including a 1-hour unpaid lunch break (40 Hours per week)
Responsibilities
Construction Estimating & Quantity Takeoffs
- Estimate Engineering: Build, structure, and organize residential and light commercial construction cost estimates using blueprint takeoffs and field metrics.
- Technical Takeoffs: Perform high-accuracy material takeoffs and quantity breakdowns from architectural plans, dimensional drawings, site photos, and Polycam 3D scans.
- Scope Architecture: Author highly descriptive, clear Scopes of Work (SOP) and line-item material lists, identifying hidden execution costs or project specification gaps.
- Proposal Assembly: Package final cost structures into professional, client-ready proposals within the Contractor Foreman suite, adjusting documentation dynamically for change orders or client revisions.
Subcontractor Bidding & Supply Chain Coordination
- Bid Triage: Request, track, and systematically follow up on subcontractor bids and localized vendor/supplier material quotes.
- Information Consolidation: Review incoming subcontractor proposals for scope completeness, organizing bid data packets to support both private residential layouts and commercial bid invitations.
- Pipeline Monitoring: Maintain the central estimating pipeline tracking database, ensuring pricing inputs move through internal review layers to hit strict project turnaround deadlines.
Cross-Functional Operations Support
- Data Synthesis: Transform disconnected project inputs—such as rough hand-written field notes, CompanyCam media feeds, and site measurements—into standardized corporate estimates.
- Internal Liaison: Act as a central communication link between sales reps, project managers, field superintendents, and executive leadership to clear workflow bottlenecks.
Requirements
- Construction IQ: Verifiable professional experience in residential or light commercial construction estimating, with a strong understanding of building materials and phase sequencing.
- Blueprint Literacy: Demonstrated ability to read, interpret, and accurately scale structural blueprint plans, elevation drawings, and project specification sheets.
- Takeoff Fluency: Strong background executing precise linear, area, and volumetric material takeoff calculations.
- Communication Mastery: Exceptional written and verbal English communication skills, with a professional tone suited for direct negotiations with US-based subcontractors and supply vendors.
- Analytical Problem Solving: A proactive, detail-oriented professional who naturally anticipates missing scope criteria and cross-checks data independently.
