Job Overview:
You will manage the end-to-end sales process by converting warm, qualified leads into successful property acquisitions. Beyond closing deals, you will actively expand the company’s reach by cultivating strategic partnerships with financial professionals and real estate networks across Australia. This role is designed for a highly motivated, career-driven closer who thrives in a high-performance environment and is comfortable managing both inbound and outbound opportunities.
Client Overview:
A growing Melbourne-based property investment company that specializes in house and land packages for savvy investors. They work with established referral networks and leverage social media to connect clients with high-quality investment opportunities. The company focuses on helping clients build wealth through strategic property acquisitions in Australia’s thriving real estate market.
Schedule:
- Flexible start between 8:00 AM and 10:00 AM during business hours, Australian Eastern Time (Melbourne) (40 hours per week)
Responsibilities:
- Manage and convert inbound leads from referral networks and social media into qualified opportunities, aiming for a minimum 30% conversion rate through rapport-building and professional introductions.
- Conduct consistent outbound calls to both warm and cold prospects to build a robust pipeline, using persistence and professional messaging to follow up across multiple channels.
- Gather essential client data using a specific qualification framework and questionnaire to coordinate seamless introductions to Senior Mortgage Brokers or Property Specialists.
- Identify and cold call strategic referral partners across Australia—including accountants and financial planners—to book at least five weekly discovery meetings for the company director.
- Research, source, and match house and land packages that align with specific client investment goals, land options, and financial objectives.
- Present compelling investment proposals and handle objections with professionalism to nurture long-term relationships and move prospects toward a deal closure.
- Maintain detailed, accurate records of all client interactions and sales stages within the CRM while collaborating with the team during coaching and strategy sessions.
- Meet or exceed high-performance KPIs by securing 1–2 closed sales per 20-hour work period, maintaining flexible availability for evening client consultations when necessary.
Requirements:
- Possess 3–5 years of proven sales experience, ideally within Australian real estate, property investment, or financial services, with a track record of success in high-volume phone sales.
- Demonstrate a career-driven mindset and a passion for property investment, showing strong ambition for long-term professional growth and helping clients achieve financial success.
- Exhibit exceptional English communication skills to build rapport quickly and maintain positive, long-term relationships with both clients and strategic referral partners.
- Apply strong objection-handling skills and a persistent, professional attitude to navigate both inbound inquiries and cold outbound prospecting confidently.
- Work effectively and independently in a remote environment, consistently meeting performance targets through high-volume calling and disciplined self-management.
- Utilize strong research and analytical skills to identify suitable property opportunities, paired with basic marketing knowledge to support lead generation strategies.
- Maintain high levels of organization and detail-oriented record-keeping within CRM systems, demonstrating proficiency in Excel, Word, and PowerPoint.
- Show enthusiasm for continuous learning and skill development, contributing to overall company growth while staying consistent with all follow-up activities.
