Overview
We are seeking a Senior Estimator to lead the estimating function for residential and light commercial construction projects. This role goes beyond basic take-offs and involves owning pricing strategy, validating project feasibility, supporting procurement planning, and ensuring bids are competitive and profitable. You’ll work closely with leadership, project managers, and vendors to support successful project execution from pre-construction through completion.

Responsibilities
Advanced Estimating & Cost Strategy
- Lead preparation of detailed, end-to-end cost estimates for residential and light commercial construction projects
- Review plans, scopes, specifications, and client requirements to identify risks, gaps, and cost drivers
- Perform and oversee accurate quantity take-offs
- Develop pricing assumptions, contingencies, and benchmarks based on historical data and market trends
- Prepare and review bid proposals, budgets, and internal pricing summaries
- Support value-engineering discussions to balance cost, quality, and client expectations
- Review and price change orders, scope revisions, and supplemental work
Materials Sourcing & Procurement Leadership
- Lead vendor and supplier sourcing for materials, finishes, and specialty items
- Solicit, evaluate, and negotiate supplier and subcontractor quotes
- Track market pricing, availability, and lead times to mitigate supply risks
- Assist in establishing preferred vendor lists and standardized pricing
- Support or oversee purchase orders and early-buy strategies
Collaboration & Project Support
- Partner with project managers, operations, and leadership to align estimates with execution plans
- Provide cost insights during pre-construction and planning phases
- Support budget tracking and forecasting during active projects
- Maintain organized estimating databases, templates, and historical cost records
- Mentor or review work from junior estimators or estimating assistants when applicable
Requirements
Required:
- 7+ years of construction estimating experience with senior-level ownership of bids and budgets
- Strong understanding of construction methods, materials, sequencing, and cost structures
- Ability to manage multiple estimates and deadlines independently
- Advanced proficiency in Excel or Google Sheets
- Experience interpreting architectural drawings, scopes, and specifications
- Strong negotiation and vendor management skills
- Excellent communication skills and ability to work autonomously in a remote setup
Preferred:
- Background in construction management, engineering, or related field
- Experience with estimating and take-off software (PlanSwift, Bluebeam, RSMeans, or similar)
- Experience with procurement planning or materials purchasing
- Experience supporting residential remodels, additions, or light commercial projects
Side Note
Since this is a permanent work-from-home position and the arrangement is that of an Independent Contractor, selected candidates must have their own computer and reliable internet connection. They will handle their own benefits and taxes. Professional fees are hourly and depend on performance during the application process.
