Schedule:
- Part-time position: 8-10 hours per week
- Schedule flexibility: One 8-hour day or two 4-hour days (Tuesday/Thursday preferred) within 10:30am to 6:30pm Central
Responsibilities:
- Handle tenant communications via phone calls, text messages, and property management software
- Monitor and follow up on delinquent rent through various communication channels
- Send rent reminders and coordinate late notices and pay or quit notices
- Track payment promises and escalate broken commitments to management
- Receive and process maintenance requests through RentReady, text, and phone
- Coordinate maintenance work with two primary contractors
- Prioritize urgent maintenance issues like water leaks for immediate attention
- Track occupied versus vacant pad status
- Prepare leases by filling in tenant information, converting to PDF, and uploading for electronic signatures
- Handle general tenant concerns and park rule inquiries
- Maintain organized records using Google Sheets for delinquent rent tracking
Requirements:
- MUST be from Central America
- Real estate or property management experience preferred
- Familiarity with property management software (RentReady experience a plus)
- Ability to work Central Time hours (10:30 AM - 2:30 PM or 10:30 AM - 6:30 PM)
- Strong phone communication skills for tenant interactions
- Proficiency with Google Sheets and Google Drive
- Understanding of maintenance urgency levels and property management priorities
- Experience with WhatsApp and Google Meet for team communication
- Ability to work independently and manage multiple tasks simultaneously
Scope:
- Remote work arrangement
- Managing 75-pad mobile home park with 39 currently occupied units
- Primary focus on rent collection, maintenance coordination, and tenant relations
- Direct coordination with on-site personnel and contractors
- Use of multiple software platforms: RentReady, REI Hub, Google Workspace, WhatsApp
