The Lead Engagement Specialist is the first point of contact for homeowners facing complex property situations. This role is responsible for engaging distressed homeowners, probate executors, and multi-heir families to convert warm leads into qualified appointments for the acquisitions team.
This is a performance-based role with bonus compensation tied to results. The ideal candidate thrives in a metrics-driven environment and can navigate emotionally charged conversations with empathy, professionalism, and confidence.

Responsibilities
Lead Engagement & Appointment Setting

Execute daily outreach through calls, SMS, and voicemail drops using CRM and automation systems

Engage inbound leads quickly, maximizing conversion during peak interest windows

Systematically work aged leads, re-engaging homeowners whose situations may have changed

Generate 8–12 qualified appointments per week that show up for scheduled calls

Follow structured talk tracks while adapting naturally to each homeowner’s unique situation

Maintain detailed CRM notes to ensure seamless handoff to the acquisitions team
High-Emotion Conversation Management

Handle sensitive conversations with homeowners facing foreclosure, probate, or family disputes

Ask strategic discovery questions to uncover motivation, timelines, and decision-making authority

De-escalate difficult situations professionally when homeowners are frustrated or emotional

Identify qualified leads (motivation + timeline + authority) versus leads to nurture for later

Build genuine trust that positions the company as a solution-oriented partner, not a predatory investor
Performance Tracking & Continuous Improvement

Track personal performance metrics daily and identify patterns that improve conversion rates

Document common objections and effective responses to strengthen the team knowledge base

Provide feedback on lead quality, timing, and messaging to improve outreach systems

Collaborate with the team to turn successful approaches into standardized operating procedures
Requirements
Required Skills & Experience

Previous experience in appointment setting, sales, or customer-facing roles

Excellent verbal communication skills with a clear, professional phone presence

Comfortable using CRM systems and basic technology tools
